Sustainability is about achieving balance between meeting social, environmental and economic outcomes in the present as well as providing for the social, environmental and economic needs of future generations.
Key sustainability initiatives for Northgate Stage Three: Precinct One include:
Water initiatives which aim to achieve a significant reduction in potable water demand
Energy initiatives which aim to achieve a significant reduction in peak loads through solar passive design, and power efficient technologies
Overall reduction of greenhouse emissions through better design principles and facilitating alternatives to car usage
An information and communications technology strategy, future proofing the development
Social integration through a range of affordable housing types and provision for senior living
Sustainability Management System
The Joint Venture is committed to delivering sustainability outcomes at all stages of Northgate Stage Three: Precinct One. The Sustainability Management System (SMS), outlined in the chart below, is a management tool to help build social, economic and environmental initiatives into the project. Every sustainability initiative identified in the SMS meets the requirement of being practical, affordable and replicable.

The SMS includes an annual reporting and monitoring cycle that allows the public to view the progress of sustainability initiatives. Another important element of the SMS is the Sustainability Education Program. This will encourage new residents to live sustainably and maintain initiatives beyond the development phase of the project.
As an adaptive management tool, the SMS will be revised periodically.
