Sales Process

The sale of land to the general public (conventional house lots) will take place in Late July early August 2006 for stage 1. The Lyons Joint Venture (LJV) is keen to showcase these lots when the majority of the civil and landscape works are nearing completion and the general public can actually see what they are buying and the quality of the development is apparent.

The LJV will sell these lots by way of public ballot. This is thought to be the fairest method of offering the lots for sale as it is an entirely transparent process.

It is also intended to offer the Cluster Home and Duplex sites for stages 1 and 2 by way of a pre release in late March / early April 2006. The LJV will offer these sites for sale through an Expression of Interest tender with the cluster sites having a Development Approval (DA) already obtained in order to ensure conformity with the Lyons Design Guidelines. The duplex home sites will also be subject to the requirements of the Lyons Design Guidelines.

Master Plan and Phase 1 Development Application Lodged

The Lyons Master Plan and Phase 1 Development Application (DA) were lodged with the Department of Infrastructure Planning and Environment (DIPE) for consideration by the Development Consent Authority (DCA) on July 28th 2005

The DA included the Master Plan for the whole Lyons site and plans for Phase 1 of the project which includes the Central Park. Additional documents lodged with the DA included a Consultation Outcomes Report and Community Plan.

The plans include approximately 700 dwellings to phased over a 5 year period. (About 300 of those dwellings will be for Defence Housing).

Other News

Representatives from the Lyons Joint Venture are continuing to meet with local residents regarding traffic management.

Balarinji Design Studio have been engaged to work with the Larrakia Nation Aboriginal Corporation on cultural interpretation and public art for Lyons.

Discussions are under way with Darwin City Council, the Defence Housing Authority and the Defence Community Organisation regarding the design of the neighbourhood facility at Lyons. A design workshop involving user groups will be conducted in August-September, 2005.

The Lyons Joint Venture, in response to issues identified in the community planning process, is now investigating the inclusion of a child care facility at Lyons.
