Complementary Options
The Concept Plan will release a third of the site for complementary development options, including:
Facilities to accommodate community health services
Nurses accommodation
Additional private health services
A range of new landscaped open spaces
A publicly accessible heritage precinct
Public roads and pedestrian access
New retail, commercial and residential facilities
The development of the Concept Plan was driven by the need to provide a new hospital and related health services and employment lands. The amount and type of residential development will be determined after the needs of the hospital and commercial developments have been finalised.
Features of this component of the draft Concept Plan include:
Opening up the site with new streets and pedestrian ways and allow for normal street access around the clock.
Promoting a safe, direct pedestrian link to St Leonards station
Conserving the original group of hospital buildings in a landscaped setting and enhancing their relationship with Gore Hill Park. This heritage precinct will be open to the community
Creating new open space areas that will be open to the public, including a new park on Herbert Street.
Establishing controls to guide the height, density and building alignments of the development. These controls will also determine the land use of the various parcels created by the new streets and the numbers of car parking spaces.
